How it works

The seven steps

Every purchase is different, but the order rarely changes. Here's the whole thing in plain English so nothing surprises you.

  1. The first conversation

    We talk about where life is taking you, what you need in a home, what you'd love, and when you want to be moved. No pressure, no forms. Just the picture.

  2. Pre-approval

    Before we shop, a lender tells you what you can borrow and what it will cost each month. It keeps us looking at the right homes and makes your offer credible when the time comes. I can point you to lenders I trust.

  3. The search

    I set up a search built around your real criteria, not a ZIP code, and I'll tell you when something is worth the drive. I know the areas, the corridors and the trade-offs, and I'll be honest about them.

  4. Touring

    In person when you're local, by video when you're not. I'll point out what the photos don't show: how it sits on the lot, what the road sounds like, what's likely to need attention.

  5. The offer

    Price is one piece. Terms, timing, contingencies and how we present it all matter, especially when there's more than one offer. I negotiate for you, and I'll tell you what I'd do.

  6. Under contract

    Inspection, appraisal, repair negotiations, the loan moving through underwriting. I keep it on schedule and keep you informed, so the days between contract and closing don't feel like a black box.

  7. Closing and keys

    A final walk-through, the signing, and the keys in your hand. Then I'm still here. The relationship doesn't end at the closing table.

The builder's agent works for the builder. I work for you: the contract, the upgrades that hold value, the inspections most people skip on a new home, and the timeline that always moves.

Military & VA

VA loans can make a purchase possible with little or no money down, and East Tennessee is a popular landing spot after service. I'll walk the VA process with you and connect you with a VA-experienced lender. Verify every loan detail with that lender.

Before you shop

Four things worth settling first.

Your monthly number. Not the maximum a lender will approve, but the payment you'd be comfortable with on an ordinary Tuesday. The calculator below helps you find it.

Your commute and your corridors. Knoxville is spread out. Where you'll drive most days decides which areas make sense. The neighborhoods page is built around exactly that.

Your non-negotiables. Three to five things the home must have. Everything else is a trade-off, and knowing the difference saves weeks.

Your timeline. A lease ending, a job start, a closing on your current home. The calendar shapes the strategy.
