How I prepare, price and market a home, what happens once the offers come in, and a no-pressure way to find out what yours is worth. If you're buying at the same time, that's here too.

How it works

The six steps

Selling well is mostly preparation and honest pricing. Here's the sequence, start to finish.

  1. The conversation and the walk-through

    We talk about why you're selling and when you need to be moved, then I walk the home with you and tell you plainly what will help it sell and what won't be worth the money.

  2. Pricing strategy

    I pull the homes that actually compare, show you how buyers in this area are behaving right now, and recommend a price with the reasoning behind it. The goal is the strongest result, not the biggest number on a sign.

  3. Preparation

    Decluttering, repairs that pay for themselves, staging advice, and professional photography. A home that shows well in the first week earns the best offers.

  4. Launch and marketing

    The listing goes live on the MLS and everywhere buyers search, with photos and a description written to get them through the door. Showings are scheduled around your life, not the other way around.

  5. Offers and negotiation

    I walk you through every offer, not just the price: the financing, the contingencies, the timing, the buyer's position. Then I negotiate for the terms that serve you.

  6. Under contract to closing

    Inspection, appraisal, repair requests and the paperwork. I keep it moving, keep you informed, and get you to the closing table with no surprises.

Selling and buying at once

Two moves, one plan.

Most sellers are also buyers, and the hard part isn't either transaction. It's the timing between them. Depending on your situation we can line up the closings, negotiate a leaseback so you stay put for a few weeks after selling, or make an offer that's contingent on your sale. Each has a cost and a benefit, and I'll lay them out so you can choose with your eyes open.

This is where eighteen years in property management helps. I've managed a lot of move-outs and move-ins on tight calendars, and I know where the slack is.

Right-sizing

A simpler place for a new chapter.

Downsizing is often the move with the most memories attached, and it deserves patience. We'll go at your pace: what to keep, what the home needs before it sells, where you'd like to land next and what that place should make easy. The same attention and advocacy as any other sale, and a plan that respects how big a change this is.
